The premises can be seen from Avenida Francisco Navarro Navarro (going up from the Whale tail roundabout). It is located next to the main entrance of the Ancora Shopping Center. This part of the shopping centre is very busy and many of those who live/stay in Arguineguín pass through here to cross the bridge and go directly to the center of the town. There is a paid parking lot for customers in the same shopping center and there is free parking on the streets in the surrounding area. In the shopping center there are all kinds of services, shops, cafes and restaurants that attract many people. Very attractive location in the heart of Arguineguín.

The facade of the premises has 3 free sides with glass for greater visibility. Lots of natural light enters. The premises stand out from the construction and you find it in the middle of the main corridor.

The commercial premises were renovated in November and December 2024. It measures 25 m2.

The gotelé (structure) paint was removed from the interior walls. They are now smooth and painted in white. The premises were also painted in the exterior (beige color).

The electrical system was completely updated, inside and out for almost 7000 euros (cable of about 70 metres to reach the electric meter). The premises has an electrical bulletin. Please note that another bulletin will be required if the activity to be carried out requires more power to connect the necessary appliances. In this case it may be necessary to update the electrical system again, adapting it to your activity. In any case, the cable that goes from the premises to the meter has a very thick diameter so that the tenant does not have to change it to connect more appliances. (This was expensive with its almost 70 metres.) There are many electical sockets/outlets in the premises and telecommunications sockets. New downlights, indirect light and emergency light. New false ceiling.

New air conditioning.

New pipes were installed from the premises to the water meter. An additional connection was made for water inlet and drain on the outside of the bathroom to avoid destroying the bathroom to connect it (if someone needs these extra connection points). Water pipe certificate available.

A small toilet was built (not registered in the Property Registry). It has new tiles on the floor (grey) and on the walls (glossy white). New door. White cabinet with drawers and sink. Mirror above. Lamp. Toilet. Tall closet. Pre-installation for water heater. Bathroom extractor (outlet at the top of the window where a 10 diameter hole was made.) Blinds. The entire bathroom is completely new.

The premises has exterior awnings.

It does not have smoke outlet. The community office of CC Ancora must be contacted to ask if it is possible to make and where.

Rent and expenses:

The rent is 750 euros per month plus expenses (water, electricity, property tax, garbage fee and community costs (the monthly fee to be paid to the community is 63.51 euros).

Deposit: 1500 euros.

Contract management: 500 euros + IGIC.

The tenant will be asked to prove his solvency.

The tenant must request from the authorities the necessary licenses to start and run a commercial activity from the premises. All costs related to this must be paid by the tenant. The tenant must also take out his own insurance (civil liability insurance and contents insurance).

The property will be rented as is.
